Barrel tile roof replacement on a historic home in Miami, Florida

Miami roofs are older and more varied than anywhere else in the tri-county. Barrel tile over 1920s Shenandoah bungalows, flat decks on Little Havana duplexes, modern metal in the Grove. What they share is the toughest roofing code in the United States, written here, and inspectors who know it line by line. We pull the City of Miami permit and build to it.

Roof Replacement, Installation & Repair in Miami

  • Roof Replacement

On historic tile we lift and stack what is salvageable, strip the underlayment, repair a deck that is usually worse than the owner expects, and relay. On flat sections we re-establish slope and install a modern system instead of adding another layer to a roof that already has three.

  • New Roof Installation

New construction, additions and rooftop conversions. We roof from the plans, confirm the structure carries the load on any change from flat to tile, and file every Miami-Dade approval number with the permit so plan review moves.

  • Roof Repair

Cracked or slipped barrel tile, ponding on a flat deck, failed parapet flashing, boots cooked by the sun. We find the real entry point, which on a flat roof is often ten feet from the stain, and repair that rather than sealing the ceiling side.

Why Miami Homeowners Choose Advance Quality Roofing

What roofing in the city that wrote the wind code actually demands.

  • We Know South Florida Weather

The Notice of Acceptance that contractors across Florida quote at you is a Miami-Dade document. Product Control here tests and approves roofing assemblies, and this county applies them most strictly. Combine that with year-round UV, ninety-percent humidity and a storm season that runs half the year, and you get a market where shortcuts show up fast.

  • Full-Service Roofing Services

Our expertise spans every aspect of roofing, so you can trust us for:

    • Roof Repairs: Addressing storm damage, leaks, and aging materials.
    • Roof Replacements: High-quality materials installed with precision.
    • Roof Maintenance: Keeping your roof in excellent condition year-round.
    • Roof Inspections: Thorough assessments to identify problems early.
  • Top-Tier Materials for Maximum Durability

We use only the best materials from trusted manufacturers. Whether it’s concrete or clay tile, standing seam metal, or architectural shingles, we’ll recommend options that enhance both durability and curb appeal — and that carry the Miami-Dade Notice of Acceptance your roof needs to pass inspection.

  • Certified, Experienced Roofers

Our fully licensed and insured team brings decades of combined experience to every project. We follow strict safety protocols and industry standards, ensuring your roof is built to perform and last.

  • Local Crews, Local Permits

Miami is a dozen building types in one city, and we quote them as such. The 1920s and 1930s houses in Shenandoah and Silver Bluff have original barrel tile worth saving and decking that rarely is. Flat-roofed duplexes through Little Havana and Allapattah need drainage corrected, not coated again. Coconut Grove adds heavy canopy and shade. We walk it before we price it.

  • Insurance Claim Support

Storm damage claims get denied on technicalities more often than homeowners realize. We document the damage properly, meet your adjuster on site, and speak their language so your claim reflects what the roof actually needs. No pressure, no inflated scope.

Challenges Miami Homeowners Face With Their Roofs

  • Roofs Older Than The Code That Governs Them

Large parts of Miami were built long before modern wind provisions existed. A 1935 house may have beautiful original tile over decking that has been patched for decades. Any real replacement means bringing the assembly up to current standards, and that is a bigger job than a straight re-cover.

  • Flat Decks With Nowhere To Drain

Miami's duplexes and small apartment buildings are mostly flat, and after seventy years of settling the water no longer goes where the original drains are. Ponding is the number one cause of interior damage we see in the city, and coatings do not fix slope.

  • Humidity Working From Underneath

Miami humidity does its damage from below. Warm damp air rises into unvented attic space, condenses under the deck and rots sheathing while the roof surface still looks sound. Correcting ventilation during a re-roof costs little and protects everything above it.

Miami Roofing FAQs

Straight answers from licensed contractors who work in Miami every week.

What exactly is a Notice of Acceptance?

It is a Miami-Dade Product Control approval confirming a roofing product has been tested for use in this wind zone. Your inspector will ask for the NOA numbers on the products we install, and we file them with the permit application.

Who issues my roof permit in Miami?

The City of Miami Building Department for addresses inside the city limits. We prepare the application, attach the product approvals and schedule inspections. Review time varies by season and by whether the property is in a historic district.

My house is historic. Does that change things?

It can. Properties in designated districts may require additional review of anything visible from the street, including tile profile and colour. We identify that before ordering material so nothing has to come back off.

Can my original barrel tile be saved?

Often a good portion of it. We lift and stack sound tile, replace the underlayment underneath and relay it, blending in matching salvage where pieces are lost. On older profiles that is frequently the only way to keep the roof looking right.

Do you charge to come out?

No. We walk the roof, photograph what we find and send a written assessment. Free, and yours to keep whatever you decide.

Can you meet my adjuster at the property?

Yes, and it changes outcomes. We document damage before anything is moved and walk the adjuster through it, which is how scopes end up covering the whole roof rather than one slope.

How many days will the work take?

Three to seven working days for most single-family homes, longer for tile or a large flat roof, plus permit review and inspection scheduling around that.

Is there any assistance with the cost?

My Safe Florida Home matches spending on wind-mitigation work including roof replacement for eligible homesteaded properties. Rounds open periodically and close fast.
